Reservations and Cancellation Policy

Check-in time is 3:00 pm. Please check-in at the front desk in the mercantile.

Check-out time is at 11:00 am; inspections are required before guests depart.

Early departures will not be entitled to a refund.

All cabins and other buildings, including the pavilion area, are smoke-free. A $200.00 cleaning fee will be charged to guests’ credit card if evidence of smoking is found inside any building on the property.

Dog policy

Hoovers wants to be a dog-friendly resort, but we can only accomplish this if our guests are good dog owners. We expect our guests to be responsible dog owners who care deeply for their care and safety. We want everyone to have an enjoyable stay with us.

  • Hoovers is not responsible for the care and safety of your dog.
  • Only small, non-shedding dogs are allowed in cabins: under 30 pounds and less than 24 inches in height. All other pets of any kind are not allowed. We have a breed restriction: No Rottweilers, Pit Bulls, Wolf Hounds, or any dogs exhibiting aggressive behavior.
  • Guests are required to notify Hoovers that they are bringing a qualified dog when making a reservation and pay the dog fee with the lodging deposit; $50 for cabins, $15 for RVs. This applies to all guests staying with the individual making the reservation.
  • Two dog limit per reservation.
  • Dogs are to be on a leash at all times.
  • Barking dogs will not be tolerated.
  • Dogs are not allowed on the furniture or beds.
  • Dogs are not to be left unattended inside or outside of the cabin or RV site where they can be scared, a nuisance to other guests, or in danger due to situations such as storms, power outages, etc.
  • Guests are asked to “walk” their dogs on the south side of the property. Guests are required to clean up after your dog; doggie bags are available upon request.
  • It is required for guests to clean/remove ALL dog hair from the cabin. Management will have an intense inspection upon check-out for all guests with dogs. A $50.00 per hour cleaning fee will be charged to the guests’ credit card if an unreasonable amount of cleaning caused by dogs or any other reason is required to prepare the rental unit for future guests. If items are deemed unusable because of a dog, guest will be charged the replacement cost plus 50%.
  • Guests will be responsible for any extra cleaning and damage caused by their dog. Guests are liable for any actions of their dogs including bites, destruction, nuisance, and anything other issues deemed problematic by Hoovers management.
  • All complaints will be confirmed and addressed by Hoovers management.
  • Hoovers reserves the right to disapprove or request the departure of a guest for non-compliance with our dog policy. In extreme cases of unsupervised dogs or dogs in violation of our policy, Hoovers reserves the right to refer the dog to the local authorities, shelters, or boarding companies.

There will be an extra charge of $5 per person, per night if the number of guests in a lodging unit exceeds what is shown in the “sleeps xx” section of each lodging description.

Any items belonging to the resort that are determined to be damaged or missing, guest will be charged the replacement cost plus 50%.

Tents are not allowed  because of our sprinkler system and other guests that use the lawn for activities.

Non-Holiday Period Reservations

A one night’s deposit is due upon reservation. Remaining balance will be billed and must be paid 15 days before check-in.

CANCELLATION POLICY–NON-HOLIDAY PERIOD: Due to our short season, our cancellation policy is as follows:

Non-Holiday Cancellation Policy:

30+ days’ notice:              Deposit is refunded minus a 15% processing fee based on the deposit amount

14-29 days’ notice:          50% cancellation fee based on the TOTAL reservation cost will be charged

13 days or less notice:    100% cancellation fee based on the TOTAL reservation cost will be charged.

Resort Management may grant a partial refund for rebooking of canceled reservation.

Holiday Period Reservations

A one night’s deposit is due upon reservation. Remaining balance will be billed and must be paid 15 days  before check-in.

Holiday Periods include Memorial Day Weekend, Independence Day, Utah Pioneer Day (July 24th), and Labor Day Weekend.

Reservations for holiday periods generally require a minimum stay of 3 nights. If you are trying to reserve a unit for less than the minimum stay, the website will tell you that a longer stay is required. Contact resort management for inquiries.

CANCELLATION POLICY–HOLIDAY PERIOD: Due to our short season, our Holiday period cancellation policy is as follows:

Holiday Cancellation Policy:

60+ days’ notice:              Deposit is refunded minus a 15% processing fee based on the deposit amount.

31-59 days’ notice:          50% cancellation fee based on the TOTAL reservation cost will be charged.

30 days or less notice:    100% cancellation fee based on the TOTAL reservation cost will be charged.

Resort Management may grant a partial refund for rebooking of cancelled reservation.

Large Group / Family Reunion Reservations

Large group reservations are any reservations for a group of 10 more people, with 1 or more cabins or RV spots, for 1 or more nights. The following terms apply to any reservations that are considered a large group.

Large groups and family reunions are planned far in advance, and once reservations have been made and held for a period of time, it is difficult for the resort to make those available to others planning large groups.

A one night’s deposit on all lodging units are due upon reservation. Remaining balance will be billed and must be paid before check-in.

CANCELLATION POLICY–LARGE GROUPS: Large group reservation cancellation policy is as follows:

Large Group Cancellation Policy:

120+ days’ notice:            Deposit is refunded minus a 15% processing fee based on the deposit amount.

119 days or less:               100% cancellation fee based on the TOTAL reservation cost will be charged.

If full payment has not been received, card used for the deposit will be charged for the full reservation cost. If the canceled units are reserved and paid in full by another guest, original customer will be refunded for the re-reserved units.

Example: Large group cancels 5 units less than 120 days prior to check-in. The resort charges the original group the full reservation cost. The resort rents out 3 of those units for the dates of the original stay. The credit card used for the deposit will be refunded for the 2 units re-reserved minus 15% processing fee.

Family Reunion Notes

We will happily hold units for family reunions and assign them to individual people at their request. Members of your group should contact us to let us know which units they are reserving. Any held units not reserved for an individual within 30 days of initial hold will be released from the hold and open for reservations to the general public.

If check-in date is within 90 days of initial hold, held units not claimed by an individual 7 days after initial hold will be released from the hold and open for reservations to the general public.

Terms of Service

Thank you for reserving lodging or other activities at Hoovers River Resort. This Terms of Service statement covers reservations, payment, and cancellation policies for the items you have reserved. By agreeing to this policy and proceeding with the booking, you are accepting the policies as outlined here and stated on the website reservation form.

Hoovers River Resort, its owners, employees, agents, subsidiaries, and affiliates assume no responsibility for the loss of valuables and are not responsible for anything left in rental unit or vehicles. We shall not be liable for any damage or loss to any person or property, including but not limited to guests (or guests of guests), of any nature resulting from any accident or occurrence in or about the rental unit, the building in which the rental unit is a part of, including but not limited to any and all claims, demands, damages, costs and expenses (including without limitation, attorneys’ fees, judgments, fines and amounts paid or to be paid in settlement) resulting from: (i) the acts or omissions of Guests; (ii) wind, rain, or other elements; (iii) theft, vandalism, fire, acts of terrorism, or acts of God.

We respect your privacy, and we will not share, sell or provide your information with any other companies.

Guests renting any ATV/UTV equipment must have their own insurance and comply with all insurance rules and regulations, such as age requirements for individuals driving the vehicle (must be at least 18 years old) and for renting the vehicle (must be at least 21 years old) and any other Utah state laws relating to ATV/UTV and wilderness use. Hoovers River Resort assumes no liability or responsibility for guests using rented equipment. All out-of-state ATV drivers are required to purchase a Utah State Non-Resident Permit which is available to purchase at our mercantile.

By completing an online reservation, you agree that your liability for the full cost is not waived and you agree to be held personally liable if the person, company or associate named on the reservation fails to pay for full amount of the charges.

Please be aware that the payments you make will appear on your credit card statement as a charge from Hoovers River Resort. If you dispute the payment made for deposit or payment because you do not recognize the charge, you will be responsible for any fees incurred by Hoovers River Resort to settle the dispute.
